Live nightly rates and availability always sit on Airbnb and VRBO — those calendars are the source of truth. This page explains what drives the price, which discounts apply automatically, and how extended stays work for companies housing crews through the off-season.

How pricing works

Three things move the number.

Nothing here is a hidden formula — it is the same logic most whole-home rentals use, and knowing it helps you book the cheapest version of the trip you actually want.

1. The season

Summer is peak here. The pool is open, the lake is busy, and June through August books up well ahead — this past summer went fully booked. September through May is materially cheaper, and the property is arguably better in the quiet months: no crowds at the creek, and the night sky is at its best in cold clear air.

2. How long you stay

The nightly rate drops as the stay gets longer. Weekly and monthly discounts are applied automatically by Airbnb and VRBO — you will see the reduced total at checkout without asking for anything. The longer the booking, the lower the effective nightly cost, and the step down from a week to a month is a large one.

3. How far ahead you book

Peak summer weekends are worth booking early — they go. Off-season is the opposite: unbooked nights close to the date are the ones most likely to be discounted, so a flexible traveler in November does well by looking late. If you see a gap of a night or two between existing bookings, it is worth asking about.

There is no resort fee, no per-person surcharge, and no add-on for the things below. What the platform quotes you is what you pay, plus their own service fee and applicable taxes.

The heated pool is seasonal - open in late April and closed in late October. Generally speaking, during the summer months the pool is kept at a minimum of 75 degrees. This means it's 90 out and you get a cool dip if the water is closer to 75. If it's September/October and 57-72 outside - the pool will be heated to 85 for your stay. The pool heater costs me about $30 per day to run, so this is baked into the offseaon prices. When the temperature approaches freezing for the year, I get the pool closed.

Extended & corporate stays

Housing a crew for a few months?

From September through May we would rather have one long, steady booking than chase weekends. If your company is bringing people into Tioga County for a project, a whole house usually works out better than a block of motel rooms — and we are open about wanting that business.

Cheaper than rooms

Ten beds across three bedrooms, at one nightly rate that drops further on a monthly booking. For a crew of four to eight, the per-person cost is generally well under a per-room motel rate, and it does not scale up with headcount.

A kitchen, not a per diem

A full kitchen, propane griddle and a washer and dryer on site mean crews cook and do laundry at the house instead of expensing every meal. For a multi-week stay that difference tends to be larger than the rent difference.

Actually quiet

Eight private acres at the end of a rural road, with no shared walls and no neighbors to disturb. People coming off long shifts sleep, and nobody is generating noise complaints at 5am.

Room to park

Off-street parking on a private drive rather than a shared motel lot — useful when the crew is arriving in trucks.

Reliable connectivity

Fast fiber Wi-Fi, which is not a given this far out. Fine for filing reports, video calls, or remote work on a rotation.

One point of contact

You deal directly with the owner rather than a front desk or a management company. Tell us what your company needs on billing and paperwork and we will work it out.

Who this tends to suit

Field and pipeline crews on a multi-week project, construction and utility contractors, travel medical staff on a thirteen-week contract, and employees on temporary assignment with regional employers. If your people need somewhere to live rather than somewhere to sleep, this is the pitch.

Common questions

Before you ask for a quote.

Can we book longer than a month?

Yes. Multi-month bookings through the off-season are exactly what we are looking for, and the rate reflects the commitment. Message us with your dates and headcount and we will work out the number.

What about a rotating crew?

People rotating in and out over the course of a booking is fine, so long as the total number staying at once stays within the house limit and we know roughly who is there. Tell us how the rotation works and we will sort out the details.

How does cleaning work on a long stay?

Short stays include a standard cleaning fee. On a monthly or multi-month booking the arrangement is different and we will agree it up front — ask when you enquire rather than assuming either way. For example, the cleaning costs ME $225, but on the short stays I take a bit of a hit. On longer stays, I would pass the $225 cleaning costs to you when you want them and schedule with the maintenance team to do them. Or, you can pay them directly for a clean outside of the platform you book on.

Is the pool available in the off-season?

Yes - to a degree. It is heated in Spring and Fall, open roughly late April through end of October, and closed and covered outside that. Fall, winter and spring stays are priced accordingly to account for heater. Note: proper water levels need to be maintained by the guest to ensure heater is working. Do NOT add more than 20 minutes of water at a time, then wait 4 more hours to add more. Failure to do this can exhaust the well and create significant water availability issues.
